OUR PROCESS

Step 1: We begin with scheduling a consultation to view the property with you and take any measurements if they are required.

Step 2: We create a design proposal that allows you to see what our design direction will be for the staging and sign the contract.

Step 3: Staging time! We typically take 2-3 days to stage the house depending on the size of the home.

Step 4: The house has sold and it’s time to destage. We ask to have at least 7 days notice before destaging and this takes about 1-2 days.

What is Home Staging?

Home staging is when you furnish and style a home to sell on the market. The goal of staging is to make a home appealing to the highest number of potential buyers, thereby selling a property more swiftly and for a higher price.

What is your pricing and how does it work?

Our prices begin at $2,500. We always include the essentials in that price: main living space, bathrooms, dining and kitchen. Adding any additional space such as bedrooms, office, outdoor areas and etc are $500-$750 per room. Our most popular combination is adding on one bedroom and outdoor space - totaling to $3,500. (prices are subject to change depending on size of spaces and construction of the home.)

photography for listing photos?

We currently don’t provide professional photos for the listing, but would be more than happy to share with you our favorite photographers to make the home stand out.

House prep before staging?

Before we can come in and stage the house, it must be vacant (resident must be moved out completely) and must be professionally cleaned. We also offer pre-staging consultations for those who would like to update or do minor changes to the home before it’s listed or staged. For example, paint colors, hardware finishes, lighting fixtures and etc. Rates for this service varies depending on what your needs are, please contact us for quote.

What do you include in your staging?

We include FULL furnishings and decor in our stagings and depending on your needs, we will include:

Main furniture: rugs, sofas, accent chairs, coffee table, side tables, console/media table, dining table, dining chairs, bar stools, desk, office chair, bookshelf, bed frame, mattress, dressers, and nightstands.

Accent pieces or decor: lamps, pillows, bed linens, artwork/mirrors, towels, soaps, kitchen accessories (cutting boards, canisters, glassware and etc.) books, vases, plants and other small decor.
